How we keep books for Warrnambool businesses

  • Rent matched to each property

Where your file tracks properties separately, each rent payment is matched to the property it came from, and costs such as repairs and rates are recorded against the same property.

  • Property manager statements

If an agent manages the property, we record the statement in full: rent collected, the agent's fees and any bills paid on your behalf, so the file agrees with the money that reached you.

  • Hire income and upkeep

For hire businesses, each hire invoice is recorded and matched to its payment, and repair and maintenance bills are entered as they come in.

Questions from Warrnambool business owners

Why is rental, hiring and real estate so high on the chart?
The ABS division groups several kinds of business together: property owners and operators, real estate services, and businesses that hire out vehicles and equipment. Counted together, they make up a large group.
We own property through the business. What do you record?
Rent received, outgoings paid and the property manager's statements, all reconciled to the bank. How the property is held and reported is a question for your accountant.
Do you work with farm businesses too?
Yes. Agriculture, forestry and fishing also features on the industry chart, and farm books follow the same monthly routine: bank and loan accounts reconciled, bills entered and income matched to what was sold.
Does the data cover just the town centre?
No. Every count on this page uses the ABS Significant Urban Area, which is built from small ABS areas around the urban centre and can run beyond the town centre.
How is pricing set?
We look at the number of properties, accounts and transactions, and whether any months need catching up, then quote before work starts.
