Book Keeping Pros home

Bookkeeping for rental property owners

Rent often reaches a landlord as one net transfer from the property manager, with fees and repairs already taken out, while loan repayments, rates and levies leave from other accounts. We look after day-to-day bookkeeping for rental property owners across Australia.

What we look after

What the books involve

  • Property manager statements: each monthly rent statement broken into gross rent, management and letting fees, and repairs paid on the owner's behalf, so the net amount that lands in the bank can be traced back line by line.
  • Loan statements: every rental property loan reconciled to the lender's statement, with each repayment split into interest and principal, and any redraw recorded against the loan it came from.
  • Property outgoings: council rates, water charges, strata or body corporate levies, landlord insurance and maintenance invoices entered against the address they belong to, whether the owner or the manager paid them.
  • More than one property: rent and outgoings tracked by address in Xero, MYOB or QuickBooks Online, so the monthly reports show how each property is going on its own.
  • Self-managed tenancies: rent paid straight into the owner's account matched to the tenancy it belongs to, with a running list of any rent that has fallen behind.
  • Bank reconciliation: rent, offset and card accounts reconciled monthly, so the balances in the books agree with each statement and property payments sit against the right address.
